How We Manage Asbestos Removal on a Commercial Site
Under the NSW Work Health and Safety Regulation, a workplace built before 31 December 2003 needs an asbestos register, and any asbestos likely to be disturbed must be identified before refurbishment or demolition begins.
Before removal begins, we:
- Review your asbestos register or survey, or arrange one if the building does not have one
- Plan the work around your trading hours, tenants and other trades
- Notify SafeWork NSW at least five clear days before licensed removal begins
- Set up exclusion zones, signage, decontamination and enclosures as the material requires
- Arrange independent air monitoring where the work calls for it
After removal we decontaminate the work area, double wrap all waste, transport it to Lucas Heights or another EPA licensed facility. An independent licensed asbestos assessor carries out the clearance inspection before the area is handed back, so you have the documentation your insurer, landlord or certifier will ask for.

Does my commercial building need an asbestos register?
In NSW, a workplace built before 31 December 2003 must have an asbestos register that identifies any asbestos in the building, and the register must be kept up to date. If you are planning refurbishment or demolition, the asbestos in the affected area must be identified before work starts.
Can you remove asbestos while my business is still trading?
Often, yes. We can stage the work area by area, seal off the section being worked on and schedule noisy or higher risk tasks outside trading hours. We plan this with you before we quote so there are no surprises.
What is the difference between friable and bonded asbestos?
Bonded asbestos is held firmly in a material such as cement sheeting and is Class B work. Friable asbestos, such as pipe lagging or damaged insulation, can be crumbled by hand and is Class A work that needs full containment and air monitoring. Who issues the clearance certificate?
An independent licensed asbestos assessor inspects the area after removal and issues the clearance certificate. We never clear our own work, which gives landlords, insurers and certifiers confidence in the result.
